Do I need planning permission for a house extension in Scotland?

How long does a house extension take to build?
A single-storey extension typically takes between eight and sixteen weeks from breaking ground to completion, depending on size and specification. Two-storey or more complex builds will take longer. A programme is agreed at the outset and you are kept informed throughout.
What is involved in the groundworks stage?
Groundworks cover excavation of the foundations, pouring of concrete, and installation of any drainage required. The depth and type of foundation depends on ground conditions and the size of the structure. This is carried out before any blockwork or frame goes up.
Will I need to vacate my home during the build?
In most cases, no. Extensions are typically built off the back or side of a property and the interior connection is made once the structure is weathertight and safe to open up. We manage the transition carefully to minimise disruption to the household.
Do you handle all trades or do I need to source my own?
We manage the project from start to finish, coordinating the relevant trades including groundworks, brickwork, carpentry, plastering, and first fix. For electrical and plumbing we work with trusted subcontractors. You have a single point of contact throughout.
Can the extension be matched to the existing property?
Yes. Matching existing brickwork, stonework, render, and roof materials is something we take seriously. We source materials that are as close as possible to the original finish so the extension sits well with the rest of the property.
What Building Warrant is required in Scotland?
In Scotland, a Building Warrant from your local authority is required for most extension work. This ensures the construction meets current building regulations covering structure, insulation, ventilation, and fire safety.
